What We Do

Preconstruction

Preconstruction is the planning phase of a project. This effort is where dreams, needs, desires, and wishes start to crystallize. Business and financial aspects of the project are modeled. Feasibility studies are conducted. Land planning and zoning are analyzed and a site is located. Funding is arranged. A development schedule is determined. The project approval is secured and a design team is selected.

Next the design team gets to work. Physical requirements for the project are analyzed. Space and volume requirements are studied and determined. Flow and process of the facility is discussed and spatial relationships are organized. Architectural concepts come together. Options and alternatives are developed and tested and “best solution” to the building results. The design team creates the construction documents and construction begins.

Throughout this process Mayer Construction is there to help. We have extensive experience in the planning of projects both large and small. Our people are skilled in working with owners and financial consultants, architects, engineers, and planners. Our experience from years or working with project development has trained us to see the full project represented by the concept. We are able to develop detailed cost estimates from plan drawings so we can accurately determine the cost of construction early in the development process. Our vast experience with final construction documents has given us the data base needed to provide reliable budgets needed by financial consults to build realistic cost models. Our building experience has taught us how to realistically schedule projects. We understand the importance of looking critically at plans and specifications to help the design team produce construction documents that are clear, concise and complete.

Construction Management

As a Construction Manager (CM) we operate on behalf of the Owner as a manager who coordinates all of the activities required to build a project.
Construction Managers are usually selected during the design phase of the project. This early involvement brings their experience to the table to assist with budgeting, scheduling, resolving critical issues and managing the bid process. As the project is bid out and specialty subcontractors start the construction process the role of the Construction Managers shifts to field supervision and coordination. The CM also provides the document management, cost management, accounting, change management and quality control.
